As a regulated management company since 2014, we have launched two discretionary funds: OPCI Foncière 86, mainly dedicated to business parks and NAO LOGISTICS dedicated to logistics, business parks and industrial properties.

Investing in the future

In 2014, AMF approval was obtained to operate as a regulated Management Company, a logical continuation in the development of our investment and asset management activities, which had been initially carried out on our own account. The discretionary fund OPCI Foncière 86 was then launched, with a main focus on business parks. Building on this experience and our development, we launch NAO LOGISTICS eight years later in 2022, an open ended discretionary fund dedicated to logistics, business parks and industrial assets.

NAO LOGISTICS

Labelled SRI and Article 8, NAO LOGISTICS is an open fund with a Core/Core+ investment strategy. An investment horizon of 8 years With a targeted diversified portfolio, both in terms of asset size, asset class and geographies, its performance will be backed by secured rental income and optimized by proactive asset management over the recommended 8-year investment horizon.

SRI label The NAO LOGISTICS fund is classified SFDR Article 8 and has received the SRI label, confirming Telamon’s involvement in sustainable development and in implementing a proactive ESG policy.

Investment strategy The fund investments will be focused on Core and Core plus strategies. New or recent assets in very qualitative locations offering a secured rental situation will be targeted, as well as existing assets or portfolios that offer a higher return, in particular with a potential improvement of rental income through active asset management. The fund is intended to be invested in France and other European countries, mainly Germany, the Netherlands, Spain and Italy. An Alternative Investment Fund The fund is set up as a civil company with variable capital (SCCV).

With our know-how of more than 25 years in terms of logistics development, investment and asset management, we wanted to open investors’ access to this unique source of value. Logistics assets have become an essential part of investors’ asset allocation.

OPCI Foncière 86

Launched in 2014, this club deal investment consists of 5 business parks, enjoying excellent locations in the Paris outskirts, close to the A86 motorway. Individual assets develop between 3,000 and 10,000 sqm.

The valuation of this portfolio reaches 32 million euros.

This asset class is resilient, efficient and sought after. The leasing of business parks in a multi-tenant format reduces the occupancy rate volatility and allows to capture efficiently the substantial growth of market rents on this asset segment.

Telamon’s proactive approach and in-depth knowledge of business parks have made it possible to maintain the occupancy rate at a maximum level and to renew the tenants base with quality signatures.
